Why There Is No Single Price Per Square Metre
The first thing to understand about tiling cost in Ghana is why nobody honest can quote you a firm all-in rate over the phone. The tile is the visible part of the job and often the smallest part of the risk. What you are really paying for is everything underneath and around it: the condition of the slab, the waterproofing in wet areas, the grade of adhesive, the movement joints, and the number of cuts the room demands. Two rooms of identical size can differ by a wide margin once the floor is surveyed.
This guide breaks the number into its real parts so that when you read a quote, you can tell a fair one from a thin one — and understand why a real figure is given on survey.
The Five Things That Drive the Price
1. The Tile Itself
Material is the part everyone fixates on. As an indicative guide in Accra:
- Standard porcelain floor tile: roughly GHS 90–250 per m² depending on grade and format.
- Large-format and rectified panels: above that range — bigger panels cost more to buy and more to set.
- Decorative, encaustic-look, and mosaic ranges: vary widely; these are specified to the design, not bought by the box.
These are tile-supply ranges only. They are a starting point, not the job.
2. The Substrate
This is the line that separates a real quote from an optimistic one. A flat, sound slab can be tiled directly. An uneven or hollow one needs screed or self-levelling compound first — and substrate preparation is real labour and material. Large-format tile in particular demands a flat substrate; it is unforgiving of dips. We survey the slab before quoting because we cannot price what we have not seen.
3. Waterproofing & Wet-Area Work
In bathrooms, kitchens, balconies, and around pools, the cost includes a waterproofing membrane, correct floor falls to the drain, and a slip-rated surface. This is the heart of anti-slip wet-area tiling — and skipping it is how a cheap-looking quote becomes an expensive leak two years later.
4. Adhesive, Grout & Movement Joints
The grade of mortar matters. Wet areas and large format need a deformable adhesive (ISO 13007 C2 S1), not a basic mix. Movement joints per TCNA EJ171 are detailed into the floor so it can expand without cracking. These are small line items that prevent large failures.
5. Labour, Cuts & Complexity
A plain rectangular room is fast. A room full of cuts — around toilets, columns, thresholds, niches — or a decorative pattern or mosaic feature is slower and more skilled. Heated floor tile adds a heating mat and controls beneath the tile. Complexity is real cost.

How to Read a Tiling Quote
- A single all-in rate with no survey is a guess — and the gaps usually appear in substrate and waterproofing.
- A quote that names the adhesive grade and waterproofing is a serious one.
- A quote that itemises substrate prep has actually looked at your floor.
- The lowest number is rarely the cheapest floor — the cost left out of a thin quote arrives later as a failure.
The hard rule of tiling economics: you pay for the substrate and waterproofing one way or another — in the quote, or in the repair.
The Standards That Protect Your Money
A quote priced against real standards is a quote you can trust:
- ANSI A108 — installation method and substrate flatness.
- ANSI A118 / ISO 13007 — adhesive and grout grade (C2 S1 for demanding work).
- EN 14411 — porcelain at ≤0.5% water absorption.
- ANSI A137.1 (DCOF ≥0.42 wet) — slip safety in wet areas.
- TCNA EJ171 — movement joints.
Frequently Asked Questions
Why won’t you give me a price over the phone? Because the biggest cost variables — substrate condition and waterproofing — can only be seen on site. A phone figure would be a guess, and guesses become disputes.
Is the tile the biggest cost? Often not. In wet areas and on poor substrates, preparation and waterproofing can rival or exceed the tile.
Can I supply my own tiles to save money? You can, and many clients do. We will tell you honestly whether the tile you have chosen suits the room before it is laid.
Why is one bathroom dearer than another the same size? Substrate condition, the amount of cutting, the waterproofing detail, and whether the floor needs re-falling all differ room to room.
