The Tile Outlasts the Grout — Plan for Both
A well-laid porcelain floor will look right for decades. What ages first is almost never the tile — it is the grout between the tiles and, in wet areas, the silicone at the joints. Grout discolours, silicone goes mouldy, and a neglected joint lets water reach where it should not. The good news is that almost all of this is preventable with simple habits, and the rest is a quick repair rather than a re-tile.
This guide covers how to keep a tiled floor looking right in Ghana’s heat and humidity — and, just as usefully, how to tell when something is a cleaning job and when it is a structural one.
Everyday Cleaning — Less Is More
Porcelain is one of the easiest surfaces to maintain because it absorbs so little (≤0.5% water, per EN 14411). It does not need harsh chemicals.
The Daily and Weekly Routine
- Sweep or dry-mop grit before it scratches — sand underfoot is the most common cause of dulling on a glazed surface.
- Damp-mop with warm water and a neutral pH cleaner. Avoid acidic cleaners (vinegar, strong descalers) on grout and any natural stone — acid eats grout and etches stone.
- Rinse and dry wet areas so standing water does not feed mould in the grout lines.
What to Avoid
- Bleach as a routine cleaner — it weakens coloured grout over time.
- Steel wool and abrasive pads on glazed or polished tiles.
- Acidic cleaners on cement grout or natural stone.
Grout — Where the Real Maintenance Lives
Grout is porous unless it is sealed or epoxy. In Ghana’s humidity, unsealed cement grout in a wet area is the first place to discolour and harbour mould.
Sealing
Cement-based grout in bathrooms, kitchens, and outdoor areas should be sealed, and the seal refreshed periodically — typically every year or two depending on traffic and exposure. A sealed grout line resists staining and is far easier to wipe clean. Where a floor will see heavy wet use, an epoxy grout (which does not need sealing) is worth specifying from the start.
Cleaning Grout
For dingy grout, a soft brush with a neutral or mildly alkaline cleaner lifts most discolouration. Resist the urge to reach for acid — it cleans for a week and damages for years.
Silicone Joints — The Part People Forget
The flexible joints around showers, baths, sinks, and where the floor meets the wall are silicone, not grout, on purpose: they move. Silicone is a wear item. When it darkens, lifts, or grows mould, it should be cut out and replaced — a small job that protects the waterproofing beneath. This is part of correct anti-slip wet-area detailing, and re-doing it every few years is normal, not a fault.
Caring for Specific Tile Types
Large-Format Porcelain
Easy to maintain — fewer grout lines mean fewer places for dirt to sit. Keep the grout sealed and dry-mop grit. See large-format porcelain.
Decorative & Encaustic-Look Tiles
Decorative pattern tiling in a true-encaustic body is more porous and benefits from sealing; encaustic-look porcelain does not, and cleans like any porcelain. Know which you have before choosing a cleaner.
Mosaic & Feature Tiles
Mosaic feature tiling has a lot of grout per square metre, so sealing and gentle cleaning matter more here than anywhere.
Heated Floors
Heated floor tile needs no special cleaning, but never use the heat to dry standing water faster — clean and dry as normal.

A hollow, cracked, or lifting tile is not a maintenance failure — it traces back to substrate, coverage, or a missing movement joint (the kind of fault TCNA EJ171 and ANSI A108 exist to prevent). If you hear hollowness or see lifting, it is a repair, not a clean.
Frequently Asked Questions
How often should I reseal grout? Cement grout in wet or outdoor areas: typically every one to two years. Dry-area grout: less often. Epoxy grout: not at all.
Can I use vinegar to clean my tiles? Not on grout or natural stone — acid damages both. A neutral pH cleaner is safer and works on porcelain.
Why is my grout always going black in the shower? Usually unsealed grout plus trapped moisture. Reseal, improve ventilation, and replace any worn silicone — and ensure the floor falls are draining properly.
