Project Profile

The residence, situated within a gated diplomatic enclave in Airport Residential, Accra, was commissioned by a private principal with exacting expectations for material quality, joint precision, and long-term finish integrity. The project demanded the full depth of Tilers Ghana’s specification capability — from material sourcing through to final grout seal and client handover.


Specification Challenge

Airport Residential carries its own set of technical pressures. Sub-base conditions in the enclave varied floor to floor, with the lower ground level presenting moderate moisture ingress risk requiring membrane treatment before any tile adhesive bed could be established. The client’s specification called for large-format porcelain slabs — 1200 × 600 mm and 800 × 800 mm formats — across the principal living areas, a format that amplifies any subfloor deviation and demands a levelling tolerance of under 3 mm across any 3-metre span.

The wet rooms posed an additional layer of demand: freestanding bath surrounds, barrier-free shower trays, and a steam room enclosure, each requiring fully tanked substrate systems, precisely graded falls, and continuous waterproof membrane integrity beneath the tile finish. The external terrace specified a slip-rated stone-effect porcelain, requiring concealed drainage integration and thermal expansion allowance across the full run.


Approach

Tilers Ghana deployed a five-person specialist installation team under a senior site lead with over two decades of high-specification residential experience. The programme opened with a full subfloor survey, moisture mapping, and surface preparation across all areas before any tile work commenced.

Principal living areas received a self-levelling underlayment pour to achieve the flatness tolerance required by the large-format slab specification. A rapid-set, polymer-modified adhesive system was applied in full-bed format to eliminate any hollowness beneath slabs of this scale. Grout selection was matched to the tile palette — unsanded epoxy grout in a bespoke tone for the wet rooms; a cement-based grout in a contrasting aggregate finish for the main living areas.

All wet areas were tanked to a Class III waterproofing specification using a two-component cementitious membrane, applied in three coats with fleece reinforcement at all internal angles. The terrace received a full movement joint grid at 4-metre centres, with architectural silicone in a tone matched to the stone-effect finish.
